In the same zip code where the median home price just slipped, a developer paid $19.85 million for undeveloped land, a $7 billion semiconductor campus broke ground, and four separate home builders are pouring foundations at the same time. That is 85383, the Vistancia zip code in north Peoria, as of mid-2026. If you have been comparing Peoria neighborhoods using the citywide median price you saw on a portal, you have been reading a number that hides more than it tells you.

The number that shouldn't make sense

Peoria's most recent zip-level tracking shows 85383's median sale price down roughly 1.7 percent year over year, with homes in some Vistancia pockets sitting on the market 85 to 96 days before going under contract. Read on its own, that looks like softening demand in the zip code the city is betting its economic future on.

It isn't. The homes that already sold a year ago in 85383 skewed toward golf course resales in established villages like Trilogy and Blackstone. The homes closing today increasingly include smaller, more accessible new construction in Five North and Northpointe. When cheaper new product enters the sales mix faster than expensive resale product, the median falls even if every individual home is worth the same or more than it was twelve months ago. That is a mix shift, not a price correction, and the two require completely different responses from a buyer.

Three zip codes, one median

Peoria's citywide median has bounced between roughly $480,000 and $540,000 through 2026 depending on which tracker and month you check. That single figure is blending together markets that do not share a housing stock, a builder roster, or a buyer profile.

A buyer who anchors on the $500,000-plus citywide figure misses that 85345 buyers are working with a fundamentally different budget, and that 85383's median hides a spread between an entry-level Five North townhome and a custom estate behind Blackstone's gates.

A citywide median is an average of averages. Peoria's is averaging four zip codes that don't behave like one market just because they share a city hall.

What's pulling demand toward Vistancia Boulevard

The reason 85383 keeps attracting builders despite a softer headline number traces back to a single project: TSMC's $165 billion Arizona expansion, the largest foreign direct investment in U.S. history, centered along the Loop 303 corridor in north Phoenix. Peoria's own economic development office has positioned the city's Innovation Core, a mixed-use employment hub of more than 7,000 acres, directly between Vistancia and that TSMC growth zone to attract supplier co-location.

That rezoning is not theoretical. Peoria's Planning and Zoning Commission recommended approval of the 7,341-acre Innovation Core district at a March 2026 meeting, sending it to City Council. The first real tenant is already under construction. Amkor Technology received city approval in August 2025 and broke ground that October on a $7 billion advanced packaging and testing campus inside the Innovation Core, a project 12News reports is expected to bring as many as 3,000 jobs to the Valley, with the first manufacturing facility finishing construction in mid-2027 and production starting in early 2028.

None of that shows up in a single quarter's median price. It shows up over years, in a job count that has not arrived yet. Buyers moving into north Peoria right now are pricing in a future that is still roughly two years from its first paycheck.

The paper trail already visible in Vistancia

You do not need to wait for Amkor's first hire to see the effect on housing supply. David Weekley Homes closed on 44 acres at Five North at Vistancia in October 2025 for $19.85 million, land Vistancia's developer says is planned for 117 single-family homes and 164 townhomes, along with a community pool and playscape. The City of Peoria owns an adjacent 56 acres at Five North and has announced plans to build a medical district there. American Leadership Academy, a K-12 charter school with capacity for roughly 2,400 students, opened on the site in fall 2025.

David Weekley is not building alone. Brightland Homes is developing 40 new lots at The Village at Vistancia. Pulte Homes is active at Tierra Del Rio along Happy Valley Parkway. Lennar has multiple parcels underway across north Peoria. Four builders delivering smaller, more accessible product into a zip code that used to be dominated by golf course resales is exactly the mechanism behind the median dip. The land under Vistancia keeps getting more valuable. The mix of what's actually closing has gotten younger and smaller at the same time.

What sold-out villages tell you that active ones can't

Not every corner of Vistancia is adding supply, and that split matters more than the zip code average suggests. Blackstone, the guard-gated village built around a private Jim Engh-designed golf course, is sold out for new construction, so the only way in is resale. Trilogy, Shea Homes' 55-plus village, is also resale-only now that Shea has shifted its new active-adult construction to Ridgecrest at Northpointe. The downward pull on 85383's median is coming almost entirely from the newest villages, Five North and Northpointe, while established villages with zero new competition are holding their pricing without the pressure a fresh supply of homes usually creates. A buyer who hears "Vistancia prices are down" without asking which village is being measured is comparing two different markets under one label.

How to actually compare Peoria neighborhoods

  • Ask for the zip-code or village-level comp set before you set a budget, not the citywide median.
  • If a zip's median is falling, find out whether the same homes are selling for less or a different mix of homes is closing. A new construction pipeline can move that number fast without touching any individual home's value.
  • Match your price band to the right zip. 85345 and 85382 serve value-focused buyers, 85383 fits buyers who want to be near the coming jobs, and 85385/85387 suit buyers prioritizing larger lots over walkability.
  • Build a realistic timeline into any strategy based on the Innovation Core. The employment numbers tied to it will not materialize before 2027 or 2028 at the earliest.

Quick answers

Does a lower median in Vistancia mean I can negotiate harder there? Not evenly across the zip code. The longer days on market showing up in some pockets, 85 to 96 days, are concentrated in the newest, highest-inventory villages. A Blackstone resale with no new construction competing against it negotiates very differently than a new Five North townhome competing against three active builders.

Which Peoria zip code fits a tighter budget? 85345 in south Peoria is one of the few zip codes left in the Phoenix metro with homes still trading under $400,000. The Innovation Core rezoning itself only cleared Planning and Zoning in March 2026 and still needs City Council approval, so most of the employment impact is ahead of us, not behind us.
